Counts include partial leads and related proceedings. They are not counts of proven wrongdoing or of independent disputes; the Soaring Eagles records, for example, may overlap.

Remaining gaps

  • No authenticated PACER search or paid retrieval by this project. The user supplied the Tresana and Galloway complaints and a Galloway docket extract on September 30, 2026. Tresana exhibits, both cases’ responses and current registers, and the underlying Galloway agreements and correspondence remain missing.
  • No completed statewide party-name sweep of state trial, small-claims, appellate or bankruptcy adversary dockets. MCRO’s terms prohibit bots/data extraction; its free case search remains a manual research step.
  • No clerk or agency requests submitted; no private arbitration records obtained.
  • Entity registry, acquired-company names and historical affiliations are incomplete.
  • Illinois, New Hampshire, Pennsylvania, Tennessee, Wisconsin and Nevada searches did not produce an identifiable court matter for this edition. This is not evidence that no case exists.
  • Public web indexes omit many cases and may preserve removed or stale pages. Dates and limitations are retained per source.

Agency-list checks

  • No RowCal text match in the reviewed 2026 electrical enforcement list. Source
  • No RowCal text match in the reviewed 2025 electrical enforcement list. Source
  • No RowCal text match in the reviewed 2024 electrical enforcement list. Source

A text search of these lists does not replace an agency-wide name search or verify the absence of other actions.

Names and entity scope

Exact entity names are retained in each entry. Search punctuation variants, “and” / “&”, state suffixes and abbreviated management names. Ownership and successor liability require separate records.

  • Holladay Grace: Company/DBA change listed in regional building department minutes. [S33]
  • Bennett Shellenberger Realty / BSR Communities; Haley Realty: Named in RowCal’s January 2020 expansion announcement. Pre-acquisition matters require separate review. [S32]

The acquired-company docket review is incomplete. These names are search leads, not a basis for attributing earlier conduct to RowCal.

Excluded from the case count

Rowcal Distribution / Symantec / In re Mann

Software-distribution litigation; no relationship to the HOA businesses established.

Ocean Walk v. Stronghold, 23CV03247

The reviewed ruling identifies a subpoena recipient; it did not establish a claim against RowCal. [S34]

High Forest Ranch water application; HOA directories; service lists

A management address, registered-agent entry or receipt of notice alone does not establish that RowCal is an adverse party.

Consumer reviews, forum posts and general reporting without an identifiable legal proceeding

Not used as proof of claims, liability or a settlement.
